Measure the work, not just the home
For each room, record floor area in m², wall and ceiling areas, skirting length in metres, doors by number and fitted storage by drawing. Mark every surface as retained, repaired or replaced. Whole-property floor area cannot tell a contractor how much wall preparation or joinery is included.

Add shared packages once
List protection, strip-out, waste removal, temporary arrangements, service alterations and final cleaning separately. Check whether kitchen and bathroom quotations already include their demolition and disposal before adding those amounts to the home total.

Give selections a budget owner
For each tile, fitting, appliance and light, identify the exact model or supply allowance and who buys it. A client-supplied item can still require delivery coordination, installation, connection and testing.
Worked arithmetic: one flooring package
Assume 70 m² of flooring, an invented supply allowance of AED 90/m², an invented installation rate of AED 35/m² and AED 1,200 for the specified removal work. The calculation is (70 × 90) + (70 × 35) + 1,200 = AED 9,950. These figures demonstrate addition only; they are neither a Dubai market estimate nor an 800 Master Renovations price.
That subtotal covers only the listed lines. If the supply quantity differs from the installed area, calculate each separately. Add any measured substrate repair, skirting, thresholds and delivery that the quotation excludes. Keep a project reserve separate from the signed work price, and tie provisional allowances to the conditions they are intended to cover.
How to Assemble a Full Home Renovation Budget
A flooring calculation checks one measured package. A full home renovation budget brings the packages together: room subtotals + shared property works + separately priced required items = comparable whole-home total. Use the same room register, drawings and revision for every quotation.
Room packages can cover each kitchen, bathroom, bedroom and living area. Shared packages may include protection, strip-out, waste handling, common service changes and final cleaning, but add each cost once. Keep client purchases, applicable authority or building charges, refundable deposits, optional work and unresolved allowances visible instead of burying them in the construction total.
- Check that every included room appears once.
- Reconcile demolition and disposal already contained in room packages.
- Add priced exclusions needed for the intended scope before comparing totals.
- Keep options and provisional allowances in separate columns.
- Record who supplies each product and how applicable taxes are shown.
