Before requesting renovation quotes, prepare a room list, photographs and a short description of what needs to improve. A clear brief helps contractors measure the same work and identify the inspections needed next.
Write one line for every room
Walk through the home and give each space a status: change, retain or undecided. Beside each changed room, write the problem and the desired result. “Add storage for coats and school bags” gives a designer more direction than “modern entrance”. For a kitchen, distinguish tired cabinet fronts from a poor layout or recurring leak; those lead to different scopes.
List items that must stay, including furniture, appliances, flooring and doors. Measure retained furniture or record its model. A plan that ignores a large sofa, opening fridge door or existing floor level can require revisions after products have been ordered.

- Separate essential repairs from optional upgrades.
- Identify rooms that must remain usable during work.
Build a small property file
Add close views of damage, access panels, sockets and plumbing points; label each image by room.
For a leak or AC issue, include frequency, previous repairs and any inspection reports rather than guessing the cause.
Keep the contact, access arrangements and submission instructions with the brief.
Say whether you like the light, storage, proportions or finish. Include something you dislike if it clarifies the brief.
Make the brief usable for quotations
Keep a dated revision of the brief. When you change the scope, send the same update to everyone preparing a proposal.

Survey
Ask which dimensions and concealed conditions need checking. Keep assumptions visible until the survey or opening-up resolves them.

Specify
Agree the layout, product quantities and supply responsibilities. If a product remains undecided, identify the allowance and how a later selection changes the quotation.

Compare
Give each bidder the same room schedule. Check removal, protection, making good, services, waste, testing and handover as well as the visible finishes.
