Villa Extension Cost Dubai
A villa extension budget includes the added space and its connection to the existing home. Price those interfaces explicitly before using an area rate as a budget summary.
Added floor area is only part of the bill
Separate the extension into design and investigations, enabling work, foundations and structure, roof and external envelope, services, interior finishes and external reinstatement. The drawings should also identify openings into the existing villa and every retained surface that needs protection or making-good.
A bedroom addition, kitchen extension and enclosed living area can have similar floor areas but different service and finish schedules. Ask for room-specific fixtures and equipment rather than allowing the total area to stand in for the whole specification. Any technical solution still awaiting investigation needs a named allowance and a route to confirmation.
Quantities to request
The schedule may use m³ for excavation or concrete, m² for roof and wall finishes, and number and size for windows and doors.
Include the agreed assessment, removal, support, connection and reinstatement work as identified by the relevant designer.
Show disturbed paving, drainage, landscape and access work instead of leaving their reinstatement implicit.
Worked arithmetic: compare completed quotation packages
Suppose two hypothetical quotations use the same drawings. Quote A totals AED 100,000 and excludes an AED 8,000 priced connection package; Quote B totals AED 105,000 and includes it. On that stated basis, A becomes 100,000 + 8,000 = AED 108,000. These invented totals illustrate quote comparison, not extension prices or company rates.
This comparison is valid only if the added package has the same specification and responsibilities. Keep unresolved ground conditions separate, and show consultant fees, approval charges, taxes and client purchases on the same included-or-excluded basis in both proposals.

Agree the denominator
Use the same definition of added area, including how covered or external areas are treated. Divide the reconciled construction total by that stated area.

Resolve the interface
Check which existing rooms are altered to connect the addition. Record their finishes and services even though they are outside the added floor area.

State the design revision, assumed room use, area basis and incomplete packages. Show which amounts are allowances and what evidence will replace them so later increases can be traced to a specific decision or finding.
