Office Renovation vs Fit-Out
Renovation and fit-out describe overlapping office projects. For a useful comparison, establish the starting condition, retained work and required occupation standard before using either label in a brief or quotation.
What the terms usually describe
Market usage varies. Attach the measured scope and approval responsibilities whichever term you use.

Describe the premises before choosing the term
Inspect the office with the landlord’s available information. Record partitions, ceiling, floor, AC, electrical distribution and fire-safety systems as retained, altered or replaced. “Fitted” does not mean every item suits the next tenant. A meeting-room layout may need different cooling, technology and acoustic treatment from the previous open workplace.
For a shell space, identify the exact base-building provision and tenant connection points. Request the landlord’s standards and the drawings needed to coordinate the new work. A fit-out quote should show where the contractor’s work ends and where landlord systems, IT, furniture and specialist suppliers begin. Give each interface a named contact and a deliverable so responsibility can be checked.
Use either label with a factual scope

State the starting condition
Attach current photographs and a marked plan. Identify unknown conditions that require survey or opening-up.

Name the rooms, systems and products involved. Include removal, making good and protection where new work meets retained areas.

Allocate approvals and closeout
State who prepares and submits drawings, answers comments, coordinates inspections and provides completion documents. DDA publishes a specific fit-out route where that authority applies.

Agree occupation readiness
Define commissioning, furniture, IT, cleaning and staff move activities. The handover should support the office’s actual use, whichever term appears in the title.
